For conveyancing firms

Every step of a Kenyan transfer, including the ones that hold it up

A transfer is not one task with a completion date. It is searches, consents, clearances, stamping and registration, and any one of them can stall the file for a month. The system should know that.

The problem

What happens when the software does not know this work

  • The transaction as a single line item

A partner asking where the file has got to gets "in progress", which is not an answer anyone can act on.

  • Stamp duty worked out on a calculator

A figure quoted to a client from memory, then revised. Under Cap. 480 the rate turns on where the land is, and getting it wrong is a conversation nobody enjoys.

  • The scale fee estimated rather than calculated

The Advocates (Remuneration) Order is a scale, not a percentage. Approximating it means undercharging, which is also a professional problem.

  • Clearances tracked in email

Rates from the county, rent from the Commissioner, consent from the Land Control Board. Three offices, three timelines, and no way to see which one you are actually waiting on.

What we built

Conveyancing in JurisFlow

The Remuneration Order scale, transcribed
Schedule 1 First and Second Scale and Schedule 2 for leases, taken from the Gazette. An estimate an advocate can put in front of a client without recalculating it.
Stamp duty under Cap. 480
Calculated from the consideration and the location, on the file, with the working shown.
Searches and consents as tracked steps
Official search, Land Control Board consent, rates clearance, rent clearance, each with a date requested and a date received, so you can see what the file is actually waiting on.
Stamping and registration
Assessment, payment, franking and lodgement recorded in sequence, with the registry reference kept on the file.
Nine sub-types
Sale and purchase, charge, discharge, lease, transfer of lease, sub-division, development permissions and more, each with its own checklist.
The title itself
Safe custody with a movement log: who holds the deed today, who signed for it, and when it went out.

The short version

These are fields, not free text

You can tell whether software was written for your jurisdiction by whether it has words for the things you do. Every one of these is somewhere in the system, on a file, with a date against it.

  • Land rent clearance
  • Stamp duty, Cap. 480
